We have found land at Halswell, Kaiapoi and Mairehau and need serious expressions of interest now. We have also had some enquiries about possibly developing larger blocks outside the city. Please let us know if you are interested. Newsletter 4 is out and details general progress on the project and what needs to be done if we are going to take any project forward. In simple terms, people need to be prepared to commit to a project, which means spending $1000 per person to get engineering and geotech information to confirm that the project is a good one.
Cooperativesections is now on Facebook with more relevant links and places for discussion. This is a community project and needs a lot of talking to go ahead.

The Issue and the Solution:
The Issue:
People will recieve a payout on their Red Zone section which is insufficient to buy a new section.
OR People will recieve a payout on their house and section which gives them insufficient equity to buy another property.
OR People can't afford a section
OR the covenants are too restrictive
The Solution:
Co-operate with a like-minded group of people to get a section at a 30% discount to typical current market prices. This both gives you an affordable section and additional equity equal to the difference between the cost of the section and the market price of equivalent sections. While the development will be co-operative, the intended outcome is that you will have an individual title to a section in the same way you would get from the other developments available in Christchurch.

We currently have 1/5 registrations of interest required to make this subdivision viable.
We have had an enquiry from John who is interested in the possibility of
a group buying a larger area of land and subdividing it into 5- 10
acre lots. We suspect there may be others interested in this kind of
cooperative project and even though we have no area of land yet defined please contact us if you are interested.

Mairehau
We currently have 6/6 registrations of interest required to make this subdivision viable.
Mairehau --For those of you who want a large section, and who
possibly want a long term investment as well, this could be an ideal site. We currently have sufficient registrations of interest to make this subdivision viable but we have only 3/6 people who are potentialy willing to commit the $4000 needed to get the engineering and geotechnical investigations done so we can make an offer to the current owner.

subdivision viable. We have 5/50 people needed, who say they are potentially willing to spend $1000 to get engineering and geotechnical investigations doen so we can make an offer. When we have 50, we will call a meeting to discuss the detail.

Kaiapoi
We currently have 0/60 registrations of interest required to make this subdivision viable.
We have recently identified a property which is on Beach Road just east of the existing houses (opposite Meadow Street). Registrations of interest are required to make this subdivision viable. Development here requires both a Plan Change approval and subdivision consent but the plan change recently granted for the land to the east (owned by Ruby Views) suggests the the Plan Change will be approved. We need at least 60 people who indicate their potential willingness to invest $1000 for geotechnical and engineering assessments. Then it is worth organising a meeting to discuss the project and decide if you really want to invest $1000. Until we find those 60 people, work on this site is on hold. Email us if you are interested, or if you want to help find 60 Kaiapoi people to commit to this project.
